Program Requirements

To receive a referral fee, you must meet all of the following requirements at the time of closing.

  • Actively licensed real estate agent or broker in your state of licensure
  • License in good standing at the time the referral fee is paid
  • Affiliated with a licensed brokerage that can receive the fee on your behalf
  • Written referral agreement signed by both parties prior to closing
  • Transaction closes — referral fees are only earned on closed transactions
  • Fee paid to brokerage, not directly to an individual agent, per Nevada licensing law (NRS 645)

Important Disclosure

Referral fees are paid only to actively licensed real estate professionals in compliance with the Real Estate Settlement Procedures Act (RESPA), 12 U.S.C. § 2607, and Nevada Revised Statutes Chapter 645. No compensation of any kind may be paid to, or received by, any unlicensed individual in connection with a real estate transaction. Referral fee amounts are negotiated on a transaction-by-transaction basis and documented in a written agreement prior to closing.

We Execute a Referral Agreement

Prior to closing, both parties sign a written referral fee agreement specifying the agreed compensation in compliance with RESPA and Nevada law. No fee is earned until a transaction closes.

Fee Paid at Closing

Upon successful close of escrow, the referral fee is paid directly to your licensed brokerage in accordance with your state’s requirements and the terms of the signed referral agreement.

Beau primarily serves the Greater Las Vegas metropolitan area, including Henderson, Summerlin, North Las Vegas, and surrounding communities. If you are unsure whether your client’s property or search area falls within his market, reach out directly and he will let you know.

How is the referral fee paid?

Referral fees are paid directly to your licensed brokerage — not to you personally — upon successful close of escrow, in accordance with Nevada licensing law (NRS 645) and RESPA requirements. A written referral agreement signed by both parties must be in place before closing.

Do I need to be licensed in Nevada to receive a referral fee?

No. You simply need to hold an active real estate license in your home state, be affiliated with a licensed brokerage that can receive the fee on your behalf, and have your license in good standing at the time of closing.

What does the referral process look like?

It starts with you submitting your client’s information through the form on this page. Beau will reach out to you to confirm the referral, then contact your client directly. Before closing, both parties sign a written referral fee agreement. The fee is then paid to your brokerage at closing.

Is there a minimum transaction size or property type requirement?

There is no minimum transaction size. Beau works with buyers and sellers across a broad range of price points and property types in the Las Vegas market. When you submit your referral, include as much detail as possible about your client’s needs.
