That’s the real risk in this market. Not that your home won’t sell — it will. The risk is that it sells for less, after a price cut you didn’t plan for and a repair negotiation you didn’t see coming.

Both of those come from the same place: a buyer finding something out after they’re already in control of the deal.

Market Ready Certified is how we get there first.

What “certified” actually means

Most listings get photographed and posted. A Market Ready Certified home has cleared seven documented checkpoints before it ever goes live — what we call the People First Standard.

  1. An independent inspection.A licensed Nevada inspector you choose walks the home before it lists. Not our inspector. Yours.
  2. The disclosure package, assembled up front.Seller’s Real Property Disclosure prepared, HOA and CIC documents ordered, permits and property records pulled, title status confirmed. On day one — not on day 12 of escrow when it becomes a problem.
  3. A written pricing analysis.A comparative market analysis with a defensible price band and the comparables behind it, in writing, so you can see the reasoning instead of taking a number on faith.
  4. A condition plan with real numbers.Every inspection finding sorted into three columns: fix it, disclose it, or price it in. Each one with a cost estimate. You decide with arithmetic instead of anxiety.
  5. Presentation prep, completed before the camera shows up.Deep clean, yard refresh, and a professional staging consultation. In NAR’s 2025 survey of agents, 49% of sellers’ agents said staging reduced time on market and 29% reported it raised offers by 1–10%. (That’s agent survey data, not a controlled study — we’d rather tell you that than dress it up.)
  6. Professional media.HDR photography, cinematic video, and a floor plan. A floor plan sounds minor. It’s the single thing out-of-state buyers ask for most.
  7. The Certification File — published.This is the one nobody else does.

Everything above goes into one digital file with a single link: the full inspection report, every disclosure, the floor plan, the media, and the pricing rationale.

Any buyer’s agent can download all of it before writing an offer.

Think about what that changes. A buyer who has already read the inspection report doesn’t write a lowball offer hedging against what might be wrong — they know what’s wrong, and they’ve priced it. They don’t come back on day 12 of escrow with a repair addendum built on leverage, because there’s no surprise left to leverage.

A defect a buyer discovers is a negotiating position. A defect you disclosed is a fact they already agreed to.

We have not found another Las Vegas brokerage doing this.

The honest part

The inspection is going to find things. Every house has them.

And under Nevada law (NRS 113.130), once you know about a defect, you have to disclose it. We’re not going to help you around that, and you shouldn’t want us to — a known defect left undisclosed can cost a seller three times the repair cost plus attorney’s fees under NRS 113.150.

So yes: certification means going to market with your problems written down.

That is the entire point. The alternative isn’t a house without problems. It’s a house whose problems get discovered by a buyer who’s already under contract and holding your closing date.

What it costs you

Nothing up front.

In exchange, we ask for something worth more to us than the discount: your honest account of how it went. A written and on-camera testimonial, permission to use before-and-after photos and video, and permission to publish the numbers — days on market, sale-to-list, what the inspection saved you in negotiation. Good or bad.

We’re building a case for this program with real data, and five sellers get to be the reason it exists.

Questions sellers actually ask

Won’t a pre-listing inspection hurt me? Aren’t I handing buyers ammunition?

It’s the opposite, and the timing is why. Findings you disclose upfront are a condition the buyer accepts before they make an offer — they price it in and move on. The same findings discovered during their inspection arrive after you’ve taken the home off the market, turned away other buyers, and started planning your move. That’s when a $3,000 repair turns into an $8,000 credit. You’re not choosing whether the buyer learns about it. You’re choosing when, and how much leverage they have when they do.

What does the certification cost me?

Nothing out of pocket, and nothing at all if the home closes — we advance the costs and waive them at closing. If you cancel the listing early, you reimburse the actual documented third-party costs, itemized and capped. You’ll see the exact terms in writing before we order a single thing.

What if I change my mind about selling?

The listing runs six months. Cancel before then and the certification costs you’ve used become reimbursable — that’s the trade for us fronting them. Nobody’s ever surprised by this, because it’s a separate page you initial at the listing appointment, not a clause buried in a contract.

Do I have to fix everything the inspector finds?

No. That’s what the condition plan in step 4 is for. Some things are worth fixing, some are worth disclosing, and some are worth pricing in. We’ll show you the cost of each and you decide. Plenty of certified homes go to market with known, disclosed, priced-in issues. That’s a legitimate strategy — an informed one.

Is this a third-party certification, like a home warranty?

No, and we won’t pretend otherwise. Market Ready Certified is our own program. It means our seven-point standard was completed and documented, and we publish exactly what that standard is so you can hold us to it. It isn’t a warranty, an endorsement of the home’s condition, or a substitute for a buyer’s own inspection.

Will this make my home sell faster or for more?

We’re not going to promise you that, and be careful with anyone who does. What we can tell you is what the program is designed to prevent — the price cut that better than one in three Henderson sellers took this July, and the repair renegotiation that follows a buyer’s inspection. Does my home qualify?

Certification is built for homes at $450,000 and above, where the preparation pays for itself. Below that we’ll usually recommend a lighter package. Either way, the walkthrough is free and we’ll tell you honestly which one fits.
